RESPONSIBILITIES:

Superintendents are accountable for the safe, timely, and quality completion of all phases of their project. As the company's senior on-site representative, they accomplish this through proactive planning, field leadership, and direct supervision of all subcontractor scopes of work. Responsibilities include, but are not limited to:

Safety & Site Security

  • Implement and enforce the company's jobsite safety program in compliance with OSHA and all applicable regulations, including weekly toolbox meetings and documented worker orientations.
  • Identify and correct hazards promptly; enforce site security, access control, and logistics protocols.

Project Planning & Startup

  • Verify all permits and approvals are in place, existing utilities are located, and temporary facilities and services are installed prior to construction.
  • Establish the means and methods of construction best suited to the project; recommend improvements to enhance productivity and value.

Scheduling & Field Operations

  • Plan and coordinate the daily activities of all subcontractors, vendors, and self-performed work to maintain the master schedule, including look-ahead schedules and manpower plans.
  • Lead pre-activity meetings before each major scope of work; determine equipment, material, and tool requirements.

Quality Control

  • Ensure all work conforms to contract documents, approved submittals, and applicable codes; resolve deficiencies as work progresses.
  • Coordinate all required inspections with authorities having jurisdiction.

Cost & Contract Management

  • Partner with the project management team to manage the budget, apply cost codes, and control field costs; analyze weekly labor reports and correct variances.
  • Enforce subcontracts, purchase orders, change orders, and work orders in the field.

Communication & Relationships

  • Maintain effective, professional relationships with the Owner, design team, subcontractors, and governing agencies.
  • Serve as the primary link between the jobsite and project management team, communicating field conditions and proposed plan deviations for resolution prior to execution.

Documentation & Closeout

  • Maintain complete project records — daily logs, as-builts, and turnover documentation.
  • Conduct pre-punch inspections, develop the punch list with the Project Manager and Owner, and drive all work to a complete, clean, turnover-ready condition.

Professional Development & Continuous Improvement

  • Pursue training and company continuous improvement initiatives, including Lean practices.
  • Remain open to feedback and readily share praise and constructive coaching with the project team.

QUALIFICATIONS & REQUIREMENTS

  • Minimum of 5 years of experience as a Superintendent leading medium- and large-scale commercial construction projects.
  • Fluency with Procore, Bluebeam, and Microsoft Outlook and Excel.
